2. design resolution
with the concept in place, we develop the design in depth so it reads as a single, coherent whole.

you're in the room for every decision that matters; materials sampled, selections made together, the design refined around the way you live.
materials, junctions, cabinetry, lighting, and technology are documented to the millimetre.
cost and method are calibrated as decisions are made, so the budget works where it matters most.
we manage all consultants and necessary approvals, preparing for a seamless start on site.
every detail is locked, clearing the way for physical execution on site.
3. construction
with building approval secured, construction begins within two weeks.
the team that collaborated on resolving the design is the team that builds it; nothing is re-learned on site.
what was documented to the millimetre is built to the millimetre, with care and technical precision.
because the design is finalised before site, the programme is protected from delays that unresolved decisions cause.
fortnightly site meetings, and a digital portal for when you're away, keep you close to the work; you walk the residence as it takes shape.
4. handover & aftercare
in the weeks before handover, we complete a quiet, deliberate finish: systems commissioned, surfaces perfected, gardens settled.
where engaged, furniture, objects and art are installed and styled so each space reads as one.
on the day, keys are presented with an induction walkthrough and a full house dossier.

we curate furniture, objects and art to complement the architecture:
measured selections, correct scale, resolved placement.
through trade access with melbourne's leading showrooms and galleries, we secure preferred pricing on the work of international and local brands, designers and artists.
our fee covers research, proposals, sampling, procurement and installation; in every case, the trade savings passed on exceed the fee itself.
delivery is sequenced to the completion of the build, with placement and styling on site so each space reads as intended.
routine maintenance
we keep the exterior as considered as the interior, month after month.
our team maintains gardens, courtyards and building surrounds on a set monthly rhythm, so the grounds stay in step with the architecture without you managing a thing.
lawns, hedges and beds are trimmed and fed; seasonal pruning, mulching and irrigation are handled; roofs and gutters maintained; paths and entries kept clean.
